Trotz der einsetzenden Konsolidierung konnte aufgrund von marktimmanenten Problemen bisher keine der existierenden Online-Immobilienbörsen eine kritische Masse erreichen. Vor diesem Hintergrund und in Anbetracht der Tatsache, dass sich die Erosion von Kleinanzeigen aus den Printmedien hin ins Internet fortsetzen wird, sollen in dieser Diplomarbeit das Design und die Erfolgsfaktoren anhand der bereits bestehenden internetbasierten Immobilienbörsen analysiert werden. In einem weiteren Schritt soll ein mögliches Zusatzangebot anhand der untersuchten elektronischen Börsen identifiziert und weiterentwickelt werden. Diese Value Added Services ermöglichen es, sich von anderen Immobilienmärkten und -anzeigen abzuheben und dem Kunden einen Mehrwert zu bieten. Aufbauend auf den Ergebnissen wurde in Zusammenarbeit mit der Quoka AG2 unter Nutzung des Market Engineering Approachs eine elektronische Immobilienbörse designet, die aufgrund ihrer Marktstruktur, der Integration von gewerblichen und privaten Anzeigen sowie der angebotenen Services das Potenzial besitzt, die kritische Masse zu überschreiten. Dies würde neben der Nutzung von Netzeffekten und der Realisierung von Economies of Scale die Konsolidierung unter den Immobilienbörsen vorantreiben [vgl. KrKu04].
